Photography Pro
Up to 40 professionally lit, well‑composed photos of the property, focused on making rooms look bright, clean, and spacious. All images are enhanced in post‑processing: exposure, color balance, and overall corrections so they look consistent and MLS‑ready. Main room windows are edited so you can see the outside view properly instead of blown‑out white or too dark interiors. Blue sky can be added to the main exterior shot when the weather is dull, and a realistic virtual fire can be added to fireplaces, making the listing more inviting. Best suited for condos, and homes with a market value below 1M; for large, high‑value, or furnished rental properties, I would recommend an upgraded “exclusive” package instead.

Exclusive Properties and AirBnB Photography
The Exclusive Properties package is the most intensive level of photography and editing, designed to showcase premium listings at a true magazine-quality standard. It is ideal for properties valued over 1M or for any home that demands a publication‑ready presentation.
Multiple images are captured for every room using a mix of professional flash, HDR bracketing, and ambient light.
This approach preserves natural atmosphere while ensuring clean, crisp detail throughout the space.
Images are blended and refined in Adobe software with precise, localized adjustments rather than simple global edits.
Ambient light is balanced, colors are corrected, glare is minimized, and unwanted color casts are removed from floors, walls, and ceilings.
Additional close‑up images can be created to highlight key architectural and design elements such as fixtures, finishes, built‑ins, and views.
The goal is to visually communicate the craftsmanship, materials, and unique character of the property.
Finished images have a publication‑quality look, with full detail across the exposure range and perfectly exposed windows that reveal exterior surroundings.
Blue skies are added to exterior photos when needed to maintain a bright, inviting feel.
Photos are delivered in high‑resolution format and are ready for immediate MLS upload.

Pro Package: a popular bundled real estate media package that combines interior/exterior pro photography, drone photography, and a floor plan at a discounted rate when all services are completed on the same day. (Reach out if you have an exclusive property)

Drone
Drone photography is the best way to showcase a property in its natural setting and location. All key angles and heights are photographed as well as the expansive views. I would highly recommend to all exclusive property listings.
$250 when adding to any other photography, video or floor plans. $300 when it's an isolated visit to property.
AirBnB - $400
Drone video - Drone video can be added to existing footage while the property is being filmed or can be used as a standalone video file to promote the property.
Each house is unique to certain requirements and possible limitations but I will try to film several directional fly overs and several different angles and prospectives to achieve the best drone footage for the property. Inquiry for drone video pricing.

Virtual Staging
Remove unwanted furniture and clutter, or fully stage your rooms, for a more marketable presentation of your home. Staging is a powerful marketing tool that adds tremendous value and can be a lifesaver for challenging listings or homes that need a boost.
$45 per room with 1 revision

$25 - to clear a room of all furniture. (If you have a problematic room I can remove all furniture and clutter)
Video
Video walk through - showing the overall property and its key features. Video is edited with added music to proximity 1 minute to give a great overview of property and a desire to visit the property to see more.
Property showcase - would be a video walk through with added exterior footage and most importantly drone footage.

Twilight Photography
Showcase the property with the dramatic light of twilight. It's an enticing view of a property at twilight with the fading exterior light and the dramatic light that the property creates. End result is a house with an incredible ambient glow that draws in interest.
Twilight images with this kind of inviting glow tend to get significantly more listing views and engagement, because they feel luxurious, exclusive, and “magazine-like.” Lead with your strongest twilight image as the primary hero shot; it’s often the one that stops buyers scrolling and makes them click into the property.

Virtual Twilight
Twilight photography is created virtually from an existing photo. This is a great option where time and cost are a concern. There is no need to wait till end of day for twilight and the weather is removed as a potential threat to the outcome.
There are some limitations to final results that are mostly based on the original photo. If there is a good option then the results should be very satisfactory.

Turn Around
Photos are delivered to client via a private gallery within 48 hrs. If there is a request for next day then just let me know before and I will do my best to prioritize your needs. If next morning is needed I do offer a rush service for $50.
For video delivery reach out for an accurate time frame but usually video would be complete by 36 hrs.
Property Re-shoots & Returns
To ensure I can provide the best service to all my clients, please keep the following policies in mind regarding property returns:
Standard Fees: All return visits to a property are subject to a standard service fee.
Exceptions: Fees are waived only in the event of a technical error on my part or if a primary living space was missed during the initial shoot.
Time & Condition Constraints: While I aim to capture more than enough coverage for every property, each shoot is subject to specific time limits and the condition of the home upon arrival. It is often impossible to capture every possible angle.
Professional Discretion: I use my professional judgment to select the best compositions. Demanding specific additional angles after the fact requires a new appointment.

Cancellations
Weather delays and postponements - reach out at the earliest convenience to reschedule. I'm flexible regarding weather condition, call/text me morning of shoot so I can make other arrangements.
On site cancellations are billed at the full rate. I try to be flexible with issues that can happen before shoots but once I arrive at the property it is deemed full charge and will be bill accordingly.
Real Estate Photography Usage
All photos will have a real estate licensing agreement. Which is a standard agreement for your real estate usage. If you are looking for exclusive photography usage or looking to purchase the copyright then please reach out to discuss.
AirBnB and Rentals Photography Usage
AirBnB and rentals will have different agreement to real estate as real estate is a short term usage agreement as the properties are usually sold in a few months. AirBnB and rentals are given lifetime usage to the owners and hopefully that will explain the price difference.
Travel Expenses
I cover NYC to Albany and will add a travel fee after 40 miles from my Mahopac location. Inquire with any questions concerning distances and request a quote. My no fee zone is all Westchester, Putnam, Rockland, West Fairfield, Most of Dutchess, Mid to Eastern Orange. For all other areas I add a reasonable fee to compensate for the travel.
